SmartCaution acts as guarantor to your landlord in exchange for an annual premium for the duration of the lease. You no longer have to tie up three months' rent: that money stays in your pocket, for your projects, for what really matters.
The 2-year advantage: double savings
Benefit from a sliding scale premium from the first year (from CHF 25), plus an additional 10% discount on the second year's premium when you pay for both years at the same time.
Immediate savings
The saving of three months' rent as a deposit, combined with our "2-year advantage" rate, makes our offer the most advantageous on the market. It is designed to save you money immediately, at the key moment of moving in.
Pro-rata premium for the first year
The right price from the moment you move in
As soon as you move in, you only pay for the remainder of the calendar year. This means that the later you move in, the more advantageous your first premium will be.

Subsequent years: a fixed annual premium
For your peace of mind, the calculation of your annual premium remains simple and consistent. It consists of:
- 5% of the amount of your rent guarantee
- + CHF 25
Example for a guarantee of CHF 3,000: (5% of CHF 3,000) + CHF 25 = CHF 175 per year.
Save 10% in your second year
Maximise your savings by paying for your first two years when you subscribe online. You will immediately benefit from a 10% discount on your second premium.
Let’s go back to our example of CHF 3,000 cover and moving in October:
- Year 1 premium (pro rata): CHF 45
- Year 2 premium (rate – 10%): CHF 157.50 (instead of CHF 175)
- Your 2-year advantage: you only pay CHF 203 (instead of CHF 220)
